The answer is No, but they are licensed Realtors. Even though the name of the brokerage is All Brokers Realty, not all of our realtors are brokers. All Brokers Realty encourages all of our realtors to obtain their brokers license but is not required. However, our realtors have direct access to the principal broker and any of our associate brokers.
We consider a variety of factors when determining the price of a property, including location, market conditions, property condition, and recent sales of similar properties in your neighborhood or area.
Yes, we require clients to sign an Exclusive Right to Represent contract outlining our services and fees. This helps to ensure that both parties understand the terms of our agreement. All realtors must have this form signed before showing any properties.
It demonstrates your seriousness as a buyer, helps you narrow your search to homes you can afford, and strengthens your offer when you find the right property. Also, gives you a chance to explore different loan programs, interest rates, and terms, allowing you to make informed decisions about your financing. Having your financing in place can streamline the closing process and potentially lead to a quicker closing.
- Down Payment- The initial payment made toward the purchase of a home. The difference between the purchase price and the amount borrowed from the lender. The down payment affects the interest rate, monthly payment, and loan-to-value ratio. It's usually a percentage of the home's purchase price that's paid at closing.
- Closing Cost- Various fees and expenses paid at the closing table at the time of purchasing your home. Excluding the down payment and the actual price of the house itself. These costs cover services and processes related to the real estate transaction, including those from your lender, real estate agents, appraisers, surveyors, title companies, taxes, and others fee's involved in the home buying process.
- Earnest Money Deposit (EMD)- The buyer gives the earnest money, to be held in an escrow account until the sale closes, when they sign the purchase agreement. At closing, the EMD is applied to the down payment, closing costs, and any remaining money is refunded to the buyer. If the buyer backs out of the deal, the seller may keep the earnest money. However, the buyer may be able to get a refund if they have a contingency clause in their offer to cover the reason for backing out.
A contingency is a provision in a contract requiring certain acts to be completed once an offer has been made and accepted based on certain conditions being met. These conditions could include a favorable home inspection, the buyer securing financing, or an appraisal that meets financed amount and property conditions.
